Grandview Heights was part of Marble Cliff, which was settled in 1890 and incorporated in 1901, before becoming a separate village in 1906 and a city in 1931. Its growth was concentrated into a single decade: 1,185 residents in 1920, 6,358 by 1930 — a 436.5% increase. The 2020 census counted 8,085 people at a density of 6,149.7 per square mile, and the median age is 33.8.

Almost everything follows from that one decade. This is a city of twenties housing on small lots, built close together, mostly two stories with compact rooms and original woodwork. Structurally that means plank subfloors over joists that have had a hundred years to settle, decks well outside modern flatness tolerance, and original hardwood under carpet as the rule rather than the exception.

In a house this size, continuity matters more than in a big one. That is worth planning at the appointment rather than deciding room by room.

The density has a practical consequence too. Small lots and street parking mean access matters — where the van can sit, how material comes in, where the old floor goes out. We work that out at the visit, because a job that needs a dumpster on a narrow street is a different job from one that does not, and it should be in the price rather than a problem on the day.

Stairs in these houses are steep and narrow, frequently with a winder at the turn, and they take the concentrated traffic of a two-story house with the living space downstairs. We measure them tread by tread and specify them separately from the bedrooms they lead to, because a carpet chosen for softness upstairs will look tired on the flight long before the bedroom does.
