Harbor Hills is a census-designated place on the north and northeast shore of Buckeye Lake, in the southern part of Licking Township, with 1,565 residents at the 2020 census. Its post office opened in 1927 and closed in 1943, which tells you roughly when the place was built and what it was built for. Nearly all of it is shorefront or near-shorefront property, and that is what shapes the flooring.

Harbor Hills is two neighborhoods rather than one: Harbor Hills proper in the western part of the CDP and Edgewater Beach in the southeast corner, both with shorefront on Buckeye Lake. The 2020 census counted 1,565 residents. A post office operated here from 1927 to 1943, which dates the original development to the inter-war lakeside boom.

That era of construction has a signature. Houses were put up as recreational property — light framing, shallow crawl spaces or piers, floors built for summer occupancy. Almost a century on, many have been extended, rebuilt or winterised, which means a single house can contain three different floor assemblies at three different heights, joined by steps somebody added along the way.

That is the practical challenge here and it is not one you can price from the doorway. Different subfloor construction in adjoining rooms means different preparation, and level changes between them mean transitions have to be designed rather than picked off a shelf.
