Newark has been a town since 1802 and a city since 1813, and it has the layered housing stock you would expect from that. The 2020 census recorded 49,934 residents in 22,351 housing units, which makes it comfortably the largest place we work and the one where no two flooring jobs are quite alike.

The older parts of town are the interesting ones. Around the Hudson Avenue Historic District and the streets radiating from Courthouse Square you find pre-war frame houses, many of them on plank subfloors over joists that have had a century to settle. Two things follow from that. Floors in these houses are frequently out of level by enough to matter, which changes what can be laid over them — a rigid-core plank bridges a dip and goes hollow, where a more forgiving product follows it. Casings, thresholds and the bottom of doors all have to be dealt with when the stack finally comes out and a new floor goes in at a different level, and it is the kind of detail that adds hours to a job nobody priced for it.
