Johnstown sits at the northwest corner of Licking County, laid out around 1810 by Dr. Oliver Bigelow, who donated the streets and the town square. It counted 5,182 people at the 2020 census. It is also the closest small town to Intel's New Albany site, and while that project has been pushed back to 2030 and 2031, the housing that anticipated it is already here. We bring samples out and measure before we quote.

Johnstown is an old village that has had a very modern thing happen to it. Dr. Oliver Bigelow bought a 4,000-acre tract and laid the place out around 1810, giving away the streets, alleys and town square, and the grid he drew is still what the center of town is built on. The 2020 census counted 5,182 people in about three square miles.

The streets nearest that square carry the oldest housing we work in outside Granville: frame houses on plank subfloors, joists that have taken two centuries to settle, and floors that are rarely level enough to take a rigid-core plank without preparation first. In houses of that age we check the deck for movement before anything else, because a squeak sealed under a new floor is a squeak for the life of the floor.

Then there is the other Johnstown. Intel's semiconductor site sits on nearly 1,000 acres in the Licking County part of New Albany, a short drive south, and the announcement in 2022 set off a wave of residential building across this end of the county. The plants themselves have been delayed — Intel now expects the first factory around 2030 and the second in 2031 or later — but the subdivisions that were built in anticipation are finished and occupied.

Those newer houses are a completely different flooring problem from the ones on the square. Slab or engineered-joist construction, open-plan layouts, and builder-grade carpet and thin vinyl specified to a price. The issue on a house like that is flatness: an open plan means one continuous run of plank across an entry, a kitchen and a living area with no doorway to break it, and a long run reads every deviation in the deck beneath it. We check against the manufacturer's tolerance before ordering, not after.

What that mix means practically is that we will not quote Johnstown off a photograph. A 2023 build and an 1890 house on the same errand need different products and different preparation, and the only way to know which you have is to look under the floor that is down now.
